Maine's real estate market is still cruising along, even if you're struggling to find a "For Sale" sign these days. According to Boothbay Register, single-family home sales in the state are holding strong and, in fact, saw a nice uptick recently. In the month of July, 1,482 homes found new owners, marking an impressive 10.93% increase compared to the same time last year.

With anything, demand causes rising prices so I think all of us in the real estate business were expecting an increase in home prices here in Maine this year. That said, I can't recall the source but back towards the beginning of the year, I read that Maine home prices were expected to increase around 13% in 2024. I remember thinking that was a bit of an extreme prediction.

Mainebiz recently stated that median statewide sales price (MSP) in Maine jumped by 5.07% over the past year, reaching $399,250, so although they are up, it's not all doom and gloom for buyers on a budget.

It's pretty obvious that the demand for homes in Maine remains high, which is what is driving the prices up. This makes for a competitive market, especially for younger first time home buyers trying to get their foot in the door.

The good news is that interest rates are on the decline, which will help those struggling buyers get back in the game. We would also like to think that this will help the inventory flow as sellers may be more willing to relocate knowing that they can purchase a new home at a lower rate.

It's been frustrating for a lot of home buyers but with some patience and persistence, you might just find your dream home here in Maine.
